The most common VRF faults and their symptoms
An error code shows where the problem is, but not always why. A handful of typical issues account for most of our service calls.
Refrigerant leaks
Symptoms: gradual loss of cooling capacity, icing on some indoor units, low-pressure error on the outdoor unit. Leaks most often occur at flare joints and poorly brazed points.
Simply adding refrigerant doesn't solve the problem. The leak must be found with an electronic detector or a nitrogen test and repaired.
Drainage problems
Water dripping from cassette units is the most common complaint. The cause is an incorrect drain pipe slope, a blockage or a faulty condensate pump.
Communication errors
When communication between indoor and outdoor units is lost, the system can't see those units. The cause is usually a damaged communication cable, a poor contact or a signal line run alongside a power cable.
Electronic expansion valve
When a valve sticks, one room overcools while another doesn't cool at all. The coil resistance is measured and the valve's mechanical operation checked.
Dirty outdoor units
Rooftop outdoor units work at high temperatures in summer. A dirty heat exchanger causes high-pressure errors and protective shutdowns.
