Preparing a boiler room for winter: jobs to do in September
Once the heating season starts it's too late to order spare parts. September is the best time to check the boiler room.
Burner tuning and flue gas analysis
A gas analyser measures oxygen, carbon monoxide and temperature in the flue gas. Based on these readings the burner's air-gas ratio is tuned.
A well-tuned burner burns less gas and operates safely.
Safety controls
The flame sensor, gas pressure switches, overheat thermostat and safety valves are tested. These components must shut the boiler down in an emergency — only a test shows that they work.
Pumps and expansion vessel
Circulation pumps that stood idle over summer can seize. Each pump is started and its current and noise checked. The air-side pressure of the expansion vessel is measured with the system drained.
Heat exchanger and water quality
Hard water creates scale in the heat exchanger. Even a thin layer of scale noticeably reduces heat transfer. Chemical flushing is done if needed and the water treatment system is checked.
